syoh runs the same pricing model as your local real estate agent.

We ask for a marketing contribution up front (your agent might call this Vendor Paid advertising) and a modest success fee which can be paid at settlement.

syoh offers 2 marketing options, syoh essentials ($495 inc GST) and syoh deluxe ($1,100 inc GST)

Contractly

Your listing includes Contractly, syoh’s proprietary contract generation and negotiation software.

Contractly builds your sale contract in real time, allowing editable clauses and conditions for both buyers and sellers, so you can sell (and buyers can buy) with confidence.

Custom Signboard

syoh will arrange a custom 6ft x 4ft to be designed and installed at your property, using a combination of detail from your syoh listing and your most appealing photos.

At syoh, we strongly believe that the signboard should advertise the property, and not the person selling it!

Whilst a 6ft x 4 ft picture signboard is syoh standard, if you have concerns about the size or where it will go, you can let us know, and we’ll try our best to accommodate!

Social Media Advertising

Our social media gurus will make sure your listing is where your most likely buyers will be.. on social media, all the time!

syoh has crunched the numbers of hundreds and hundreds of contracts to know where the most likely buyer of your property will come from, and our social media gurus will make sure your listing will be there in their feed!

PS - There's no such thing as bad exposure, so we recommend you share your listing on your own socials (and any groups you can think of). I'm sure we've got a blog post about it floating around somewhere!

Drone Photography

A perfect way to showcase your location, or capture the scale of your property.

a typical syoh drone shot will include between 4 - 8 images, including directly overhead, mapped outlines of boundaries, and locational shots.

** syoh drone photography availability may be restricted to certain locations, and other pesky factors like wind and rain!

Settlement Agent Professional Fee

PRICE: $1,100

The professional fee of the best Settlement Agent we could find, and trust us.. we looked!

syoh has negotiated a discounted Settlement Agent professional fee.

There may be additional fees incurred during the settlement process, which may include such things as:

an adjustment of outstanding rates and taxes
contract specific adjustments (eg - repairs provided for the contract itself)
general office disbursements (postage / phone / fax / printing courier / attendance / security & compliance and other office incidentals)
PEXA transaction fees
bank fees
government / statutory charges
other miscellaneous expenses.

This fee can be paid at settlement as part of your sale proceeds.

Syoh Success Fee

PRICE: $2,200

Just the same as your real estate agent commission, this is the fee syoh takes for successfully introducing the buyer, and getting you to settlement! It’s a small fee for us, but a big win for you!
